Land Opportunity Researcher

<p>This role involves identifying and evaluating land opportunities in Dubai, across the UAE, and internationally. The Investment and Land Opportunity Researcher will provide financial insights and strategic guidance for the company’s development initiatives. This position requires expertise in financial analysis, market research, and project evaluation to support data-driven decision-making and ensure the financial viability of projects. The role involves close collaboration with cross-functional teams, stakeholders, and leadership to assess opportunities, mitigate risks, and optimize returns on investment.</p><p><br></p><p><br></p><p><br></p><p><strong>Responsibilities:</strong></p><p><br></p><p>Actively scout and identify available properties for sale across the market, including:</p><ul><li>Open-market listings</li><li>Auction properties</li><li>Distressed or off-market opportunities</li><li>Direct-from-owner and broker-sourced deals</li><li>Maintain a live pipeline of potential acquisition opportunities, categorized by location, asset type, pricing, and deal structure.</li></ul><p><br></p><p>Conduct competitive market intelligence by tracking:</p><ul><li>Sale prices, launch prices, and payment plans of major developers</li><li>Pricing trends across comparable projects and locations</li><li>Absorption rates and demand indicators for competing developments</li><li>Collect, organize, and analyze data on how major developers are pricing and selling their projects, including incentives, discounts, and financing terms.</li></ul><p><br></p><p>Build and manage relationships with:</p><ul><li>Real estate brokers and auction houses</li><li>Developers, landowners, and asset holders</li><li>Market analysts and valuation professionals</li><li>Prepare market reports, pricing comparisons, and opportunity assessments to support senior management and investment committees.</li><li>Identify emerging trends, underserved segments, and strategic gaps in the market that can be leveraged for future developments or acquisitions..</li></ul><p><br></p><p><strong>Person Specification:</strong></p><ul><li>Skilled in using financial modeling tools, market research platforms, and project management software.</li><li>With Project Management experience</li><li>Experience working with large-scale development projects in real estate, construction or technology</li><li>A history of managing financial aspects of large-scale development projects, including feasibility studies and investment appraisals.</li></ul><p><br></p><p><strong>Requirements:</strong></p><p>Degree in BS Architecture & MBA preferably</p><p>Min 3+ years of experience in a similar role</p><p>Industry- real estate developers or consultant background</p><p>Strong written and verbal communication skills in English</p><p>Strong understanding of real estate markets, pricing dynamics, and deal structures</p><p>Proven ability to source deals and gather competitive intelligence</p><p>Analytical mindset with the ability to translate market data into actionable insights</p><p>Excellent networking, negotiation, and relationship-building skills</p><p>Highly proactive, resourceful, and comfortable “hunting” opportunities rather than waiting for them.</p><p></p>
